- About this website. NakedPrice (nakedprice.co.uk) is operated by NakedPrice Ltd ("we", "us"). These Terms of Use govern your access to and use of the website and its content. By using the website you agree to these terms.
- Nature of the service. NakedPrice is a property data and estimation tool only. Any estimate, price range, score, or other figure displayed on this website is a statistical estimate generated from publicly available data. It is not a valuation, survey, or appraisal, and must not be relied upon as a sole or main source of information to determine a property's price or in connection with any transaction, lending, insurance, taxation, or legal matter. For a formal valuation you should instruct a qualified professional, such as an RICS-registered surveyor.
- No advice. Nothing on this website constitutes financial, investment, legal, or other professional advice.
- Accuracy and uncertainty. Estimates are presented as ranges with stated confidence levels and a date of estimation, and are inherently uncertain. We derive our data from third-party public sources (including HM Land Registry and the Energy Performance of Buildings Register) which may contain errors, omissions, or out-of-date information. We do not warrant the accuracy, completeness, or currency of any data or estimate. Property addresses displayed on this website are sourced from HM Land Registry.
- Estimate suppression. The registered owner of a property may request that we cease displaying our estimate for that property. To verify ownership, we require a copy of a document demonstrating title or a mortgage over the property (such as a TR1 transfer form or a mortgage statement naming the requester and the property). Documents provided for verification are reviewed for that purpose only and deleted once verification is complete; we retain only the suppression decision. Where an estimate is suppressed, the property's sold-price history, which is public record, remains displayed, together with a notice that the estimate has been hidden at the owner's request. Suppressed properties continue to be included in aggregated statistics and comparable-sales calculations.
- Data sources and attribution. This website contains public sector information licensed under the Open Government Licence v3.0, including HM Land Registry Price Paid Data and data derived from the Energy Performance of Buildings Register. Attribution statements for each dataset are set out on our Data Sources page.
- Intellectual property. The compilation, presentation, estimates, scores, and analysis on this website are our intellectual property. You may view and use the website for personal, non-commercial purposes and may quote or cite individual figures with attribution to NakedPrice. You may not extract, republish, or redistribute substantial portions of our database without our written permission.
- Acceptable use. You must not use the website in any way that damages or impairs it, attempt to gain unauthorised access to it, or use data from it for any unlawful purpose.
- Privacy. Our handling of personal data, including documents submitted for suppression verification, is described in our Privacy Policy.
- Changes. We may amend these terms and the website's content at any time; continued use constitutes acceptance of the amended terms.
- Governing law. These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
